In Jamaica a real estate agent has a unique relationship that he must maintain with buyers, sellers and the real estate community in general. This relationship is governed by the law of agency, which regulates the rights and responsibilities of the agents and the principals during a transaction. This law also governs an agent’s relationship with third parties and even the Jamaica property auctions.

There are various types of real estate agents in Jamaica today, you have the universal agent who has the full authority of the principal to act; the general agent is authorized to perform a general task and the special agent who can perform specific tasks. Each of these agents can operate as MLS realtors.

Below are a few benefits of using MLS realtors.

1. Apart from giving Jamaican properties more visibility MLS realtors can help you to determine your buying or selling power.

2. MLS realtors can help you in the selection process by offering concrete information on each property that you are interested in. MLS realtors also have access to a wide variety of resources, which will help you to determine if the property is a good buy as well as what is the projected resale value when you are ready to sell.

3. MLS Realtors have access to a large online database of listings of homes for sale in Jamaica that you yourself might not have easy access to. This means that the MLS realtors have more possibilities to find a home for you to buy.

4. There are many details involved when buying or selling a house which you are probably not familiar with especially if you are a first time buyer and MLS realtors will be able to help you through every step of the process. This will make your whole transaction easier to understand, and you won’t get cheated along the way.

5. MLS realtors can also remain calm even when you are losing your cool. Many good Jamaica home deals have taken the wrong turn or turn out to cost a lot more all because of emotions, which rise up during the purchase. However, if you have a realtor with you, he will help to make sure that you do not cause any major problems with your deal.

The benefits to using MLS realtors in Jamaica are obvious. And when buying a property sometimes what really makes a difference is some professional help. Therefore, it makes a lot of sense to work with a professional realtor who is trained to handle basically anything that can arise when you are purchasing a house.

Selling a house today is quite stressful. But with the advent of the Information Age, some of the stress can easily be removed from the whole home selling process through the use of MLS real estate agents. In this short guide, we will discuss what the MLS is and some of the benefits that it has to offer home sellers.

So what is MLS?

Well, MLS stands for Multiple Listing System and a Multiple Listing System is a privately owned database where home sellers can list their property for sale under the approval of certain MLS real estate firms or agents. This brokerage firm or real estate agent will act as the mediator between the seller and buyer.

Why Should I Use MLS Real Estate Listing?

The main advantage to using a MLS real estate listing is that brokerage firms and realtors know how much their commission will be, whenever they sell a house on that list. For instance, if a house is listed for sale with a commission of 3% on a MLS real estate system, another realtor or brokerage firm will see the commission that is being offered and can make the decision if they want to sell that house or MLS property to one of their clients.

Another advantage of using MLS is when the realtor or firm sells your property; the agent will be acting on the behalf of the buyer. This means that the commission that is paid out to the agent will be about half the cost of using two agents to sell your property. Furthermore, if you were to pay a flat fee to list your property on the MLS, you can save even more as you will be only paying a onetime charge.

All in all, the MLS real estate listings have made it easier for real estate agents to sell more properties and homes in Jamaica. It has also allowed agents to deal with the whole issue of compensation when using other realtors. Real MLS is also beneficial to people who are looking to sell their Jamaica homes as they know that there are a lot more realtors viewing the property so, they will have a better chance at making a sale on their house.

Most travelers who visit Jamaica are captivated by the tropical paradise that Jamaica is, which often makes them dream of purchasing a home here. Regardless of what you want the property for, whether it is an investment, vacation home or commercial property any kind of Jamaica realty acquisition would take some serious thought.

Additionally, you need to know and understand the Jamaican realty laws which govern real estate and how it relates to the ownership of your property.

The first and one of the most important steps to owning Jamaica realty is to contract the services of a realtor. The reason for this is your realtor will be able to provide you with the guidance that you need to find suitable properties. Your realtor can also refer you to a qualified real estate lawyer who can help you with all the legal aspects and work within your budget. Furthermore, they will help you to get your property in the fastest possible time.

Another thing that you need to consider is the area that you plan to buy your Jamaican home. All of these properties comes with some of the highest price tags in Jamaica so be prepared if you plan to buy in these areas.

If you are not a Jamaican another important factor to consider is what types of mortgage are available for foreign investors and how do you access such services or make the transfer of the monies when the time comes? Your realtor or attorney will be able to help you with this. Your attorney will also be able to assist you with the sale process and ensure that everything moves smoothly because as with all types of transactions, there are certain amounts of risks that are associated with these deals.

Lastly, it is advisable to use the services of a Jamaican attorney, because it would be a lot easier for them to survey the property and verify ownership. They will also be able to transfer your property title faster and know the amount of taxes that must be paid or how to speed up your buying process or the process of your loan.

Jamaica is quite beautiful with its lush vegetation, green mountains and warm waters all of which have helped to contribute to its prime real estate market. However, purchasing Jamaica real estate can be a very tedious process, especially if you do not have the guidance of an experienced realtor to work with.

Whether you are looking to buy a commercial, residential or agricultural Jamaica real estate, you need to educate yourself about all the processes that are involved in acquiring the property. If you will be using a loan to buy your Jamaica real estate, you will need to get pre-approved for a loan before you start looking. Acquiring a pre-approved loan is very important as you will know exactly how much money you can get from these Jamaican lending institutions. It will also save you a lot of time as you will not waste any to be looking at properties that you cannot afford or can’t qualify for.

Where can I get a Home Owners Loan to Purchase my Jamaica Real Estate Property?

If you contribute to the NHT fund, you can apply for a loan from the institution; however you will only be entitled to a maximum of $4.5 Million. Otherwise you will have to get a loan through other Jamaica real estate mortgage companies and lending agencies such as VMBS, NCB, JNBS, BNS Jamaica and SJBS. All of these entities require that you show proof that you can stand the closing and down payment costs. You will have to show all of your monthly expense including, existing loans, utility bills, credit card payment and other expenses or debts that you currently have before you are issued with a pre-approved letter for your loan. This way the institution will know how much they can lend you so that you are not living out of your means or that the level or quality of life that you are accustomed to is not severely affected by this new loan. These lending agencies covered loans for Jamaica homes, commercial properties and other types of Jamaican real estate.

How do I know which institution to use for my Jamaica Real Estate Loan?

As when doing business with any type of institution, you need to do the proper research. This will help you to know about the lender, including important information such as the lending rates and what will happen if you were to default on your loan. Your research will also provide you with information such as which institution offers the lowest rates? Which has a lot of hidden fees? What options you will have available to you? Or the type of loans that you can get, as well as the processing time and demand for that loan.

Another thing for you to be aware of is that lending institutions that offer lower rates normally have a higher closing cost or additional fees. You should also ask for recommendations from your friends, family or co-workers who have recently taken out a loan for real estate purposes.

Investing in Jamaica properties is a very profitable investment as the country’s real estate is on high demand. This means that both commercial and residential Jamaican properties are in high demand as well. The main reason for this is, more Jamaican families are looking forward to owning their own residences and the same remains true for businesses as everyone knows the true value of owning their own property.
A Jamaican real estate investor will gain higher returns on any type of Jamaican properties that they choose to buy as all have a good potential to earn rental income and capital appreciation in the long term. In fact, a Jamaican property will actually allow you to earn on average more than 50% on your property cost within the next 5 to 6 years.

When looking to own any type of Jamaica properties there are several steps you need to take before you make an investment.

1. You need to do all the necessary research or groundwork on all the areas that you are interested in. For example, if you are looking for a residential property you need to ensure that you are located in an area that has all the necessary facilities and is within close proximity to your job or a school if you have kids. Or if you are looking for a commercial property it should be located in an area that has a lot of business potential.

2. Next you need to analyze each area and weight it against your budget. A home in Portmore will cost a lot more than one in Old Harbour, in fact, although both properties are located at almost the same distance from Kingston, Portmore properties are competing with the same prices as those in Kingston. So if you are on a budget Old Harbour would be the best buy for you as it would cost you less and have the same facilities and rental value like Portmore. Plus you will also have more square miles than a property of the same value in Portmore.

3. If you are looking to invest in a holiday property, you will have several options open to you. You can choose a property near the resort areas if you want to be close to the beach. As a more cost effective alternative and if you like privacy or want to enjoy the country areas, you can choose Jamaican properties in parishes that are not as developed as the resort areas. You can also find properties for almost half the cost of those in the resort areas plus you can even get your own privacy and beach.

When buying Jamaica properties it should not be a one off purchase, it should be considered as an investment. So this means that you should always weigh your options and know the community that you will be investing in as the real estate market follows communities. Therefore, it is wise not to purchase into unprofitable areas or ones that do not offer you much potential for renting and come with a high price tag.

It is often said that buying a home is the biggest transaction that the average person will complete in his life time. And in Jamaica this saying ring truth as buying a home is the biggest transaction undertaken by most residents. Today, the process of buying and selling properties in Jamaica is effectively controlled by MLS (Multiple Listing Service).

What is a MLS?

MLS is not a new real estate platform for buying and selling property. In fact, more than 80% of all property sales transactions take place through this medium in the UK, US and Canada. The MLS is a proprietary on-line database that holds most residential Jamaica homes, vacant land and commercial properties that are listed by realtors for sale or lease. It is a widely used source of properties for sale and in Jamaica; MLS is governed by the same body that governs the Real Estate Association in the country.

Processing a Jamaican MLS Listing

In order to process your Jamaica MLS real estate listing MLS realtors will collect the relevant information about the property, including measurements, descriptions, pictures or videos and other important details. This information is then converted into the format for processing through the MLS system. This information about the property is then made available on the realtor’s website.
The listing will not carry the names of the property owner or any other information that would allow the potential client to contact the seller directly. So you do not have to worry about being bombarded with all types of requests some of which have no merit instead all contacts must directly go through the broker representing your property.

How long will my Jamaica MLS listing last?

The duration that your listing remains on the Jamaica MLS system will depend on the agreement that you have with your realtor. Normally, a full service listing agreement will last from 6 to 9 months. You will also have the option to opt for a flat-fee MLS listing that way if you are having difficulties selling your property during this period, or if you are successful in selling the property on your own without the help of a realtor, then you would not be obligated to pay the commission just the flat fee.

If you have a house for sale in Jamaica; your Jamaican property can be sold without going through many hassles. This is mainly because there has been a steady rise in the Jamaican real estate market, which means that you will not have a problem selling your homes for sale in Jamaica.

When looking forward to selling your home, the first thing that you need to do is advertise your house for sale in Jamaica. Whether you choose to use a real estate agent, or you opt to do it yourself, the choice is yours. When advertising your house for sale in Jamaica, a good realtor will help you to avoid serious mistakes that can leave your home on the market for months without being sold. This includes things like ensuring that your house is competitively priced and is not outside of the normal range.

Another way for you to market your home in Jamaica is by using Multiple Listing Service (MLS). Yes, MLS can help you to get your house sold faster, but you will need to get the services of a realtor to list your house for sale on the MLS. This, however, doesn’t mean that it will be expensive to get your property listed as some realtors accept a flat rate while some require a commission to list your house for sale in Jamaica.

The next thing for you to do when preparing your home for sale in Jamaica is to prepare the property. You know that presentation is everything, not just in real estate sales. Just think about it, you would not buy a car that looks shabby or even a piece of clothing that does not meet your standards. Well, the same remains true in the real estate market as home buyers are attracted to spacious, attractive and clean homes.

So, you will need to brighten-up and clean up your house to get a cleaner look and remove all the clutter, because you would not buy a dirty or unattractive home, when you are looking for a house for sale in Jamaica. A maintained Jamaican property tends to attract a lot of potential investors and will help you to get your house sold quite quickly. Just make sure that you do the necessary preparation before, and you will not have any problem with selling your house.

The final thing for you to consider when selling your house in Jamaica is the cost of the property taxes. Furthermore, the real estate taxes are quite significant on both the purchasing and sale of a home in Jamaica.
